BOSTON – Cherrytree Group, LLC, a tax credit advisory firm, is proud to be distinguished as a 2019 People’s Preservation Choice Award winner for restoration work done on The Miller Block in Newton’s Village of Auburndale.
The winners were announced at the annual Preservation Massachusetts’ 2019 Preservation Awards held on May 8 at the Fairmont Copley Plaza in Boston. The annual awards dinner recognizes and celebrates those who made significant contributions to preserving the Commonwealth’s historic resources.
The historic building at 287 Auburn St., in Newton, Mass., was purchased by Cherrytree Group (as CTG Holdings) in September 2017 by using the same tax-credit expertise it shares with clients. Originally built in 1871, the 4,657-square-foot former dry good store is one of the last commercial buildings of its kind in Newton’s Village of Auburndale.
The staff of Cherrytree Group moved into its new offices in August 2018.
“Our entire team is both honored by this award and proud to call The Miller Block our home. We’re now an award-winning example of how Federal and state tax credits can benefit businesses and communities,” said Warren Kirshenbaum, president of Cherrytree Group.
Almost all the historic buildings in The Miller Block area near the Auburndale Commuter Rail Station have been lost over the years since construction of the Massachusetts Turn Pike, which abuts the neighborhood, Kirshenbaum said.
Modern updates to the building at 287 Auburn St. include all-new windows, wiring, mechanicals, plumbing, HVAC, Wi-Fi, hardwood floors, and second-floor balustrade.
Restoration efforts include period-specific shutters, exterior molding, and general appearance, as well as restoring the building’s foundation and structural integrity.
Preservation Massachusetts was established in 1985 as Historic Massachusetts, Inc. It’s the statewide non-profit organization that actively promotes the preservation of historic buildings and landscapes as a positive force for economic development and the retention of community character.
The Cherrytree Group offers tax credit consulting, brokerage and syndication services to developers as well as to individual and institutional investors. Cherrytree applies for, secures and monetizes available Federal and state tax credits. The company focuses primarily on the Massachusetts Brownfields Tax Credit, Federal and state historic rehabilitation tax credits, and renewable energy tax credits such as the Federal solar investment tax credit.
Warren founded Cherrytree in 2011 and has spent the past eleven years building a highly specialized tax credit consultation, brokerage, and syndication firm. He has relied on three decades of experience and a law background to focus on the structural and development finance aspects of tax incentivized real estate-based transactions — particularly in the environmental remediation (Brownfields), renewable energy, and historic rehabilitation areas.
